Northern Timberworks has been building homes for over 20 years and have seen budgets met and broke. What we haven’t seen is our customers not get the extra value back from their timber frame houses at time of resale.

The timber frame by itself is not usually the cause of budget problems. We give you a final price on your frame usually before you break ground. It will vary only if significant changes are made. It is often the better building materials and systems that lead to higher building costs. These materials are not found on your standard subdivision home, but compliment high quality timber framing.

Keeping The Timber Frame Home within Budget

Our goal is customer satisfaction, and having a project go way over budget does not help. We will often ask for a client’s budget early in the process. We match this with

• the size of the home
• the area where it will be built
• the features you want

A smaller simpler timber frame or the use of materials and mechanical systems similar to a tract home may be suggested to keep the costs down. We can also offer winter rates and lower-cost timbers to make your timber frame dream come true.

If you desire a high-end home in a good market area, we can be competitive with many builders in that market place. The quality and beauty of our timber framing will deliver the true high-end look you are after. It is often the understated and sometimes simple designs, combined with high quality workmanship and materials that produce a high value home.

The Next Step

It is difficult to put a price on a home or even our product until we see plans. A home constructed with timber framing could cost between 15 to 35% more than a conventionally built home. A method that works well for us is to do a rough estimate from preliminary or conceptual drawings. At this point we can make suggestions to alter the size or design to better suit your budget.
